Highland Perthshire Lodges - Booking Terms & Conditions of Hire

1.     A non-refundable £100 deposit is payable with every booking unless full payment is due. The balance is payable 6 weeks prior to the commencement of the letting period booked and includes a £100 Refundable Security Deposit (to cover any additional cleaning required and/or security for any damage caused the property or its contents). For bookings made six weeks or less prior to the commencement of the tenancy, the full rent together with any additional charges, must be paid at the time the booking is made. The deposit is returnable if the booking is not accepted by us. A confirmation of your booking will be issued upon receipt and full directions will be sent upon receipt of the final payment.
 
2.     If we should need to cancel the booking we will refund in full all monies paid to us by you. Responsibility and financial liability of the owners of Highland Perthshire Lodges shall be limited to the return of monies received in the event of accommodation booked in good faith not being available.
 
3.     Should you need to cancel with less than 8 weeks to the date of the booking, then you will be bound by this agreement to pay us in full for that booking. Payment must be made whether or not you have at the time of cancellation paid in full for the booking. You would therefore be advised to take out holiday cancellation insurance to cover you for that eventuality. Cancellation insurance is available from www.cancellationplan.com.  
 
4.     The property will be available to you from 3.00 p.m. onwards on the start date of the booking.

5.     The property must be vacated by 10.00 am on the finishing date. This to allow for cleaning and maintenance to take place. Highland Perthshire Lodges offers accommodation to a high level of cleanliness. Any problems should be notified to us within 24 hours of arrival. All accommodation must be left in the very clean and tidy condition as you found it. £100 from the good housekeeping deposit will be retained should rooms be left below this standard. We have a strict no smoking policy. Should guests smoke in any area of the property, including the conservatory, £100.00 will be retained from the good housekeeping deposit to cover the cost of additional cleaning of soft furnishings etc and possible disruption to guests booked in for the following week.

6. Bedding, towels and dish towels are all provided. Please bring your own beach towels and do not take towels from the property for use on the beach/fishing/water sports etc.

7. Fuel costs included

 8.     Any problems found with any appliance, fixture or fitting must be reported to the owners or their agents who will ensure within a reasonable time that this is repaired or alternative arrangements made. Under no circumstances should any guest attempt repairs to the property or its contents. This will invalidate service contracts, warranties and agreements and charges for such repairs will then pass to the Hirer. The Hirer undertakes to keep the premises and all furniture, fixture, fittings and effects in or on the premises in the same state of repair and condition as the same are in at the commencement of the letting and shall report and pay to the owners the value of any part of the premises, furniture, fittings and effects so destroyed or damaged as to be incapable of being restored to its former condition.
 
9.     Only the number of guests stated at the time of booking will be allowed to stay in the property. The owners and their agents reserve the right to refuse entry to the entire party if this condition is not observed. We do not accept bookings from ages under 21 years.
 
10.     The owners and their agents reserve the right to decline entry and accommodation or to expel any occupier or visitor for conduct, which in their sole view, is detrimental to the property or its neighbours. The owners and their agents reserve the right to enter the property at any time but will endeavour to do so when convenient to the occupier.
  
11.   The owners of and agents for Highland Perthshire Lodges cannot be held responsible for the loss of any valuables or property left on or around the premises at any time. All guests, their friends, family or visitors must ensure that they take all reasonable steps to ensure their own safety and that of others whilst on the property, the owners will not accept responsibility for any injury or loss caused whilst in or around the property. Any vehicles parked on the premises are parked at the sole risk of the owner of the vehicle.
 
13.   You agree that any penalty charges which in our sole opinion should become payable will be collected from your credit or debit card details as supplied to us in payment of your booking with us. Any such charges made will be notified to you in writing after payment has been collected.
 
14.   Highland Perthshire Lodges is used as holiday accommodation and is therefore exempt from security of tenure under the Rent Act.

15. The good housekeeping deposit will be refunded in full within 14 working days after the end of the letting period, subject to the property being left in a condition which is deemed satisfactory by the agents or owners.

16. The agents and owners of Highland Perthshire Lodges do not accept liablity or pay compensation for any loss, damage or expense where our obligations are prevented or affected by reason of force majure.

17. Making a reservation is deemed as acceptance of these terms and conditions. A reservation is a legal contract. The validity, construction and performance of this Agreement shall be governed by Scots Law. The agents, owners and tenants of Highland Perthshire Lodges submit to the exclusive jurisdiction of the Scottish courts.
