How do I find a suitable holiday?
Decide where you want to go. Select the number of berths you require, the month in which you would like to take your holiday and whether you want a weekend (3 nights), midweek (4 nights) or week (7 nights). Click on search, the results should appear in seconds! The results will show property name, details, type of accommodation (waterside property, cottage, log cabin, holiday park, holiday caravan, lodge, etc.), start and finish dates, and location details. Each property shown will have a “tell me more…” button on which you can click to open a new page showing full information about that property and prices. Once you have chosen a holiday, click on the "Reserve Now" button or telephone us on 01252 339020 to make a provisional reservation.
What happens when I reserve a holiday?
When you click on the "Reserve" button, a form appears with the details of the selected holiday property, dates etc. Complete the form with as much information as possible, the more the Holiday Operator knows of your requirements the easier it will be for everyone! Ask questions in the "Message" box". Click Send. Details of your reservation are then forwarded to the holiday operator. On receipt of your request, the operator will verify that the requested dates and holiday are still available and will then contact you (normally within the same or following day) directly by phone or email to confirm your booking with you.
Please note that your booking is not finalised until a confirmation has been received directly from the holiday operator and a deposit has been paid in accordance with the operators' booking terms and conditions. These are available on the holiday property details for each property on the search results page or supplied by the holiday operator when confirming your booking request. Your provisional booking is made directly with the holiday operator. Can I take an extra person / infant?
If additional adults, children or infants wish to come on holiday with you, then you can amend your booking by contacting us on 01252 339020. The party size must, however, remain within the number of people (including infants and children) that the property clearly states it can safely accommodate.
When will I receive my confirmation / address details & directions?
UK Leisure Breaks will confirm and acknowledge availability and your holiday booking by email. The Holiday Company or Operator will then send out to you your booking confirmation and appropriate insurance documents on receipt of your deposit or initial payment by post which usually takes 7-10 working days.
The information will include the name and phone number of your holiday contact, and will tell you when you must pay the remaining cost of your holiday. Upon receipt of the balance of your payment you will be sent all the necessary travel directions.

How do I pay the balance of my holiday?
The balance on your holiday will be paid directly to the holiday operator. Please have your Booking Reference and Credit or Debit card details to hand when making outstanding balance payments.
Arriving & departing
All bookings run weekly from Saturday to Saturday, unless otherwise stated. When you have paid for your holiday in full, you will be sent details of how to find your cottage and where to collect the keys on arrival. Please advise the owner or caretaker of your estimated arrival time, which should normally be after 3pm (any variance to this will be advised at the time of booking). On your departure day, you are required to leave your cottage by 10am. This is to allow the owner or caretaker sufficient time to give the cottage a thorough clean ready for the next arrivals.
Gardens & parking facilities
Many properties have gardens where you can enjoy peace and privacy. Most properties also offer space for off-road parking; details are stated in the cottage descriptions. If you require an enclosed garden, please check us when you book.
Cleaning
All cottages are cleaned between lets so all you have to do when you get there is unpack and put the kettle on. There is no extra charge for cleaning, unless extra, heavy cleaning is required after you leave, or you do not leave the property and its contents as you found them.
Bed linen & towels
Most property owners provide linen at no extra charge, and this is stated in the brochure description. Some holiday property owners prefer to hire out their linen and/or towels. If you require linen or towels, you must request this at the time of booking. If linen is supplied at the property, this does not include cot linen, you should bring linen for cots in all cases (including pillows and blankets or duvets).
Character Properties
If you choose to holiday in an older property / cottage / holiday home, remember that some of its character and charm is due to its age. Many of the cottages featured are over 100 years old and were built before the days of damp-proof courses and cavity insulation. So bear this in mind if you’re planning to take an elderly person or very young children on your holiday, especially if it’s going to be between October and April. Also, please remember that should traditional cottage features (steep stairs, for example) be a problem for any member of your party, you must mention this when you call to book.
Pets
Take any other kind of holiday and it can cost you a small fortune paying others to look after your pets while you’re away. And after all, why should you have to leave them when they’re one of the family? Many properties featured welcome pets for a small additional charge per pet, per week or Short Break.
All we ask is that you respect these few simple, common sense requests:
• Please keep your pets off the furniture.
• Please exercise your pets outside the garden.
• Please remove pet hairs from carpets before you leave.
• Please don’t leave your pets unattended in the cottage.
• Please do not allow pets upstairs or in the bedrooms.
Where pets are not permitted at a property, this is clearly stated in the property description, however, registered guide and hearing dogs belonging to those with visual and hearing impairments are allowed in all properties featured even where the property description states that pets are not allowed. Customers with allergies should be aware that we cannot guarantee that a registered guide and/or hearing dog has not stayed in their chosen property nor can we accept liability for any suffering which may occur as a result of such animals having been present.

UK Leisure Breaks will do everything we can to help those in your party with special requirements by recommending appropriate properties and holiday homes - just let us know at the time of booking. Many property owners offer cots free of charge, but please note, property owners who provide cot and high chair facilities may not necessarily offer other infant equipment.
